Why it matters

Buyers see the outside first

People scroll listings on a phone. The hero shot is the exterior, and a tired lawn in that photo colours everything they think about the rest of the house before they've read a word.

We're not going to claim a mow adds a number to your sale price — nobody can honestly tell you that. What it does is stop the outside being the reason someone scrolls past, and it makes the property look cared for. That's worth doing before the camera turns up.

It's also the easiest thing on the whole pre-sale list. No trades to coordinate, no quotes to compare, no disruption inside the house.

When to book it

The dates that matter

Grass keeps growing through a campaign. Most sellers book at least twice — once before photography, once before the first open home.

Before photography

The single most important one. These photos represent the property for the whole campaign, so the lawn wants cutting a day or two before — not the morning of, when the cut lines are still fresh and the clippings show.

Before each open home

Buyers walk the section. Edges, paths and the strip by the letterbox get noticed in person in a way they don't in a photo.

Before auction or settlement

A final tidy before auction day, a valuation, or handing the keys over at settlement.

How far ahead should I book?

As soon as you have a photography date. Tell us that date and we'll schedule back from it. Photography deadlines don't move, so we treat them as fixed.

Can you do it if I've already moved out?

Yes — a lot of these are empty properties. We just need access, and gate or lockbox details if there are any.

I'm the agent, not the owner. Can I book?

Yes. Plenty of this comes through agents and property managers. We'll invoice whoever books it, and send completion photos if you want them for the vendor.

What if it rains before the open home?

We'll keep an eye on it with you. If the forecast is going to force a change, you'll hear from us early rather than on the morning.

What about a deceased estate or a property I've inherited?

Common, and often overgrown after sitting for months. We'll price it as a recovery job, take the waste away, and you don't need to be there. Deal with us by phone and email from wherever you are.
