Good to know
How much notice do you need?
The more the better, but tell us the deadline regardless and we'll be straight about whether we can hit it. Presentation jobs get priority on scheduling because they can't move — but that only works if we know the date.
Can you do it if nobody's there?
Yes, and most of these are done on empty properties. We need access and any gate or lockbox details. If it's a tenanted property, the tenant should know we're coming.
Can you send photos when it's done?
Yes — just ask when you book. It's the normal request from agents, property managers and owners who live out of town, and it costs nothing.
Who do you invoice?
Whoever's arranging it. Owner, agent, property manager or family member — we'll bill the person who booked, not whoever happens to live there.
Do I need to commit to anything ongoing?
No. Most of this work is genuinely one-off. If the property is going to sit empty for a while, a monthly tick-over is usually cheaper than one big recovery later — but that's your call, not a condition.
