Usually. Changeover windows are tight and we know it — tell us the move-in date and we'll tell you straight away whether we can hit it.
The last tenant left it a mess. Is that the same job?
No, it's priced as a recovery — see overgrown lawns. Keeping it as a separate itemised line is also what you want if you're claiming against the outgoing tenant's bond.
Can you photograph the grounds for the tenancy record?
