Why the lawn matters at the end of a tenancy

Under the Residential Tenancies Act a tenant is generally responsible for keeping the grounds reasonably tidy where the tenancy agreement says so, and for leaving the property reasonably clean and tidy at the end. Grounds are one of the more common things raised at a final inspection, partly because they're the first thing anyone sees and partly because they're easy to overlook while you're focused on moving boxes.

None of that means the lawn has to be immaculate. It means it should be in the state a reasonable person would expect — cut, edged, and not a metre high. That's exactly what this job is.

If you're the tenant

You're usually doing this in the last few days of a tenancy, often after the mower has already gone in the truck. Tell us your final inspection date when you enquire and we'll work back from it — we treat those as fixed, because they are.

How soon before the final inspection should it be done?

One to two days before is ideal. Same-day is cutting it fine — fresh cut lines and clippings on the path can look untidy in their own right, and there's no margin if it rains.

Can you do it if I've already moved out and handed back the keys?

Yes, as long as we can physically get to the lawn. Tell us about locked side gates when you book. Most end-of-tenancy jobs we do are on empty properties.

Can I get photos to prove the grounds were left tidy?

Yes, just ask when you book. It costs nothing and it's the single most useful thing to have if the state of the grounds is later questioned.

The tenant left the section completely overgrown. Can you still help?

Yes. That's a recovery job rather than a mow — see overgrown lawns. It's quoted separately so the cost is clear and itemised if you're claiming it.

Do you charge the tenant or the landlord?

Whoever books the job. We don't get involved in who ultimately pays — that's between you and the other party, and a clear itemised invoice is the useful thing we can provide.
