Why grounds come up at inspections
In New Zealand a landlord generally has to give at least 48 hours' notice for a routine inspection, and they can't be more frequent than once every four weeks. That notice period is short if the section has got away from you — which is exactly why we get these calls on a Tuesday for a Thursday morning.
Grounds get flagged because they're visible from the street before the inspector has even reached the door, and because untidy grounds tend to colour how everything else gets assessed. Getting the outside right is the cheapest way to make an inspection unremarkable, which is what everyone wants.

Often, especially if you're flexible on time of day and we can get in without anyone home. Ring rather than emailing — see urgent jobs.
I'm the tenant. Can I book this myself?
Yes, and plenty do. We invoice you, not the landlord, and it stays between us.
Can you also sort the weedy driveway?
Yes. Weeds through paving and moss on concrete are two of the most-noticed things at an inspection. Waterblasting can go on the same visit, which saves a second call-out.
Can I get proof it was done?
Ask for a completion photo when you book. Free, and useful if the state of the grounds is ever questioned afterwards.
